Expert Construction Management Services

Preconstruction Activities

  • Projects are started with a focused “kickoff” meeting to align scope, schedule, and preferred communications methods.
  • The Owner’s Representative attempts to anticipate unforeseen project hindrances and proactively leads resolution of these issues.
  • Explores contract options tailored to the project’s structure, providing clients with decision making choices.
  • We identify preferred contractors and designers, which streamline proposal efforts. 
  • Make recommendations to nonprofits for Owner Direct Purchases (ODP) for capturing tax savings.
  • We develop a milestone schedule that guides progress and anticipates challenges.
  • Requests for Proposals (RFPs) for design and construction are prepared and issued to pre- qualified and Client approved candidates. 
  • We facilitate interviews and contract negotiations, simplifying decision-making and reducing administrative burden.
  • We review Architect and Contractor invoices and recommend payment. 
  • We coordinate meetings for collaboration/resolve design/construction issues early.
  • Informal project status updates are issued to Clients twice monthly.
  • We assist the Contractor in creating a site utilization plan for Client approval.
  • We assist the Contractor in identifying long-lead items for early procurement.
  • During design, we review early cost estimates and assist with value engineering efforts.

Construction Phase

  • Oversee preparation of Contractor Monthly reports including budget updates, schedule tracking, and unresolved decisions.
  • We keep Clients informed of project progress.
  • We review Contractor payment requests and change order.
  • Identify opportunities for cost savings through ongoing value engineering.
  • Our involvement enhances construction outcomes while facilitating project safety and quality.
  • Review shop drawings for compliance with specifications.
  • We maintain and organize documentation for future reference.
  • Typically, we make weekly site visits, more often during critical activities.
  • We strive to anticipate and resolve project issues before they escalate.
  • We attend site meetings with contractors, subcontractors, and design teams.
  • Participate in punch lists preparation and tract rectification.
  • Oversee a smooth transition of Client occupancy.

Post Construction Phase

  • Make monthly inspections with Client staff to identify warranty issues and advise Contractor.
  • Maintain contact with Contractor to ensure timely response.
  • Conduct final inspection at the end of the twelve month warrant period.
  • Coordinate any final corrective action and document warranty expiration.
